A recent analysis suggests that the Middle East, by implementing sustainable practices, may trigger a $2 trillion construction boom, reduce emissions, and generate over 4 million new employment annually.

Sustainable building practices might contribute to the $2 trillion construction boom in the MENA area and cut lifecycle emissions by 50–60%, according to research by Strategy & Middle East and Dar.

With up to $2 trillion invested in new “built environments” by 2035, the region, according to the report, has the potential to become a global leader in the application of cutting-edge, environmentally conscious construction technology.

Construction in the Middle East

The research highlights sustainable technologies as a means of reaching the region’s net-zero emissions targets, including major projects like the futuristic NEOM metropolis in Saudi Arabia and the proposed entertainment city Lusail in Qatar.

Buildings, neighborhoods, cities, and the infrastructure systems that support them, like energy and water supplies, are all considered to be part of the “built environment,” which is the context created by humans.

Innovative and sustainable approaches and technologies can be employed in several processes involved in the development of new built environments, such as urban planning, real estate, construction, and asset operations.

Additionally, should the suggestions be carried out, the paper projects that the magnitude of the construction boom throughout the region may have a significant economic impact, amounting to slightly more than 10% of the region’s yearly GDP and the creation of 4.3 million jobs.

“Globally, approximately 37% of energy use, 39% of CO2 emissions, and 40% of material use can be attributed to the built environment,” he elaborated further, saying, “Based on our calculations, the region could achieve its net-zero emissions targets more than halfway through a reduction in these emissions related to urban development.”

On the plus side, some of the innovations and technologies required to rethink the built environment are already in place and can be put into practice soon, such as artificial intelligence (AI) enabled building systems, solar photovoltaics, and greener building materials.

The other technologies, the paper notes, are still in their infancy and will cost more money and take longer to develop, test, and incorporate. Dar Al-Handasah’s Head of Sustainability, Balsam Nehme, stated: “GGC stakeholders, including innovators, developers, and policymakers, face a golden opportunity to set a new global standard if they embrace a truly innovative and sustainable approach to urban development.”

“Sustainable development can unlock and deliver widespread better quality of life, incremental economic growth, and the development of local skills and jobs within the fields of architecture, civil engineering, mechanical systems, and construction materials, as well as urban planning.”

A major consequence of the size of the adjustments required to fully realize the $2 trillion opportunity is for stakeholders in the built environment, as the Strategy& and Dar research makes clear.

The inclusion of the technology in green building rules is one way that regulators may help drive demand for them. It would be necessary for developers to adopt sustainable building practices, and they might want to establish objectives like lowering emissions.

Sovereign wealth funds and other financiers will be key players in driving and expediting the transformation if they establish net-zero targets for the projects they support. Effective implementation of sustainable practices and innovations necessitates cooperation amongst all stakeholders, with shared insights from trials and pilots being essential to their success.
